The appointment marks the next stage of Savills partnership with the Developer, following its involvement in operational consultancy and pre-opening preparation through to the day-to-day management.

Spanning approximately 106,000 sq m of gross floor area across two residential towers, A&K Tower brings together a comprehensive range of on-site and surrounding amenities. Located in a strategic area connecting Ho Chi Minh City with neighbouring economic centres, the development places a focus on wellness, community and sustainability, catering to the needs of modern residents while offering long-term potential for property investment and asset value creation. A&K Tower is expected to enter its pre-opening phase in 2027, with handover scheduled for Q1/2028.

A well-connected destination for living and investment in Northeast Ho Chi Minh City

Located in An Phu Ward, A&K Tower is well connected to emerging urban areas and employment hubs across the northeast of Ho Chi Minh City. Key routes including DT743, National Highway 13 and My Phuoc - Tan Van, which connects with Ring Road 3, provide direct access to surrounding economic centres. It involves bringing together multiple aspects of operations, and when these are not considered early enough, even a well-invested development can face gaps when transitioning from construction to day-to-day operations.

At A&K Tower, Savills is working with OBC Holdings across three stages: Operational consultancy, pre-opening and property management. Each stage serves a vital role in establishing and maintaining an effective operating framework for the asset.

At the consultancy stage, the focus is on setting the operational direction from the outset, taking into account the asset’s characteristics, scale and long-term objectives. This enables the Developer to identify potential operational bottlenecks that could affect stability, efficiency and financial performance, and to make informed decisions around the operating model, service standards, resources and costs before the property becomes operational.

During the pre-opening phase in 2027, Savills will work with OBC Holdings to put this operational framework into practice and ensure that A&K Tower is ready to welcome residents with a tested operating system in place. Finalising the team and operating procedures, reviewing and testing M&E systems, preparing maintenance plans, budgets and contractor networks will help the Developer identify and address potential issues affecting service quality, costs or asset performance before operations officially begin. Property Cube and IMT will also be integrated to bring together financial, technical, contractor and operational data, giving the Developer greater visibility and a stronger basis for data-led decisions from day one.

Once A&K Tower begins operations in Q1/2028, Savills will continue to manage the property with a focus on maintaining service quality and asset performance throughout its operating lifecycle. Drawing on its experience managing large-scale residential developments and townships, Savills will focus on delivering consistent service standards, responding effectively to operational issues and maintaining a positive resident experience, supporting OBC Holdings in preserving the appeal and long-term value of A&K Tower.

The partnership between OBC Holdings and Savills Vietnam brings together the Developer’s commitment to the project with the expertise of an international property management firm. As A&K Tower progresses towards handover in 2028, both parties will continue to focus on completing the necessary preparations to support the project’s safe, efficient and sustainable operations.
