Ho Chi Minh City, October 2026 - Savills Vietnam has been appointed as the Property Manager for the Sales Gallery & Show Unit (SGSU) and Show Villas at One Era,following its strategic property management consultancy role for the large-scale township development.
One Era is envisioned as a new-generation urban development bringing together residential communities, commercial spaces, education, healthcare, leisure facilities and extensive green areas within an integrated masterplan. Developed by KINERA in Binh Duong, the development spans nearly 50 hectares and is designed around a connected living environment that brings contemporary urban amenities together with generous landscaped spaces.
As part of One Era, the SGSU and Show Villas represent key components of the development, requiring consistent management standards and attentive day-to-day operations to support both the property and visitor experience.
From strategy consultancy to operations
Savills involvement with One Era began before the development entered day-to-day operations, with the company providing strategic property management consultancyfor the wider township.
The consultancy was designed to establish themanagement foundations for a development of this scale and complexity. Savills supported KINERAacross three key areas: township management strategy, financial and service charge strategy, and service and facilities management solutions.
At the strategic level, this involved considering how the different components of a large-scale township can operate as one connected ecosystem, from defining management structures and responsibilities, to establishing service standards, planning operating costs and developing frameworks for the management of common areas, facilities and services.
The financial and service charge strategy also considered the relationship between operational requirements, service quality and long-term cost sustainability, helping create a framework that can support the township as its community and facilities evolve.
For service and facilities management, Savills’ role extended to shaping the operational principles and service framework required to support the development, including considerations around technical operations, facilities, security, cleaning, landscaping and customer-facing services.
Supporting the experience from the first touchpoints
Following its consultancy role, Savills has been entrusted by the Developer to provide property management services for the SGSU and Show Villas sector, bringing the principles established during the consultancy phase into practical day-to-day operations.
The SGSU and Show Villas form important touchpoints within One Era, where the quality of the physical environment and service delivery contributes to the first impression of the wider development.
Savills will oversee the day-to-day management of these areas, bringing together technical operations, facilities management, security, cleaning, landscaping and customer-facing services within a coordinated operating framework.
The focus will be on proactive management, preventive maintenance and responsive service delivery, helping maintain the quality and functionality of the assets while creating a consistent experience for visitors, prospective residents and other stakeholders.
