Why “green” houses gain popularity amid COVID-19 pandemic?

Since the corona virus outbreak began, property buyers and investors have increasingly opted for private, spacious and ventilated properties in low density areas to reduce the risk of contracting the virus. So, which areas are most frequently asked, or, most popular?

Lantau

The Peak is among one of the most luxurious areas that fit this criterion. However, these houses often cost over $200M. Despite all benefits, the hefty price tag caused some buyers to consider Lantau Island which offers properties of around 1/5 of the price of The Peak houses. Many people tend to overlook Lantau when thinking of scenic coastal localities, but in fact this island district offers picturesque views of the South China Sea.

In low-density South Lantau, we find that areas like Cheung Sha, Mui Wo and Pui O are sought after by people wanting to escape urban congestion. With road and ferry improvements ongoing under government policy, more are prepared to accept the commute. Hong Kong International Airport is nearby, and the opening of the Hong Kong-Macau-Zhuhai Bridge has made commuting to the mainland convenient.

Whilst many buyers prefer the environment, exclusivity and resort-like vibe of Lantau Island, others prefer areas that are convenient and have easy access to a wide range of transportation in the New Territories.

Shatin, Sai Kung and Ting Kau

Alternative areas such as Shatin, Sai Kung and Ting Kau are also worth considering. These areas offer beautiful and breath-taking sceneries, a high degree of privacy and great ventilation as well as the property prices are like those in Lantau Island. In addition, Shatin is well connected to the core areas of Hong Kong Island, Kowloon and New Territories. Which makes driving and taking public transportation convenient.

Moreover, new businesses are expected to thrive with the rapid development of Greater Bay Area, the area would become a prime location benefiting from both Hong Kong and Mainland China.

Although there is no concrete evidence that shows the epidemic have fuelled people’s interest in suburbs, we found recent surveys and consultations about the transactions of low-density properties has increased significantly. It is not surprising that the majority of the buyers are now seeking a balance between tranquillity, lifestyle and budget.
